Palisades Village Reopens 19 Months After Devastating Wildfire

PACIFIC PALISADES, CA – Palisades Village officially reopened Saturday, 19 months after the devastating Palisades Fire tore through the community and forced one of its best-known commercial centers into an extensive rebuilding and renovation process.

The shopping center reopened to the public Aug. 15 following months of reconstruction work, marking a significant milestone in the broader recovery of Pacific Palisades.

Palisades Village owner Rick Caruso said approximately $100 million was spent restoring the smoke-damaged property.

According to Caruso, the work went far beyond cosmetic repairs. Interiors were stripped down to the studs and rebuilt as crews addressed damage caused by smoke and the conditions surrounding the January 2025 wildfire.

“We always knew that we would be back,” Caruso said.

Nearly all of the shopping center’s storefronts are now occupied, with approximately two-thirds of the businesses that operated there before the fire returning as part of the reopening.

The return of stores, restaurants and customers brings commercial activity back to a community where recovery remains highly visible more than a year and a half after the disaster.

The City of Los Angeles described the reopening as an important sign of progress in the ongoing Pacific Palisades recovery. The Mayor’s Office confirmed that Palisades Village was scheduled to reopen to the public on Aug. 15 following repair work at the property.

For residents, the significance of Saturday’s reopening extends beyond the shopping center itself.

Pacific Palisades resident Elyse Hollander described returning to the commercial district as both emotional and surreal.

“It’s so nice to see the Palisades feel alive again,” Hollander said.

A large crowd gathered for the reopening ceremony Saturday, with residents returning to an area that had once served as a familiar gathering point before the fire dramatically altered daily life throughout the neighborhood.

The reopening comes against the backdrop of one of the most destructive fires in Los Angeles history.

The Palisades Fire began on Jan. 7, 2025, southeast of Palisades Drive and ultimately burned 23,448 acres before being fully contained later that month. CAL FIRE records show that 6,845 structures were destroyed and another 975 were damaged. Twelve civilian deaths were confirmed.

Those figures illustrate the scale of the disaster surrounding Palisades Village.

While the shopping center itself could be restored through a large private renovation project, thousands of surrounding structures were damaged or destroyed, leaving residents, homeowners and local businesses facing a much longer rebuilding process.

That recovery has required extensive coordination among property owners and city, county and state agencies.

Los Angeles officials have taken several steps since the fire to speed the rebuilding of commercial properties in the Palisades.

In October 2025, the city issued Emergency Executive Order 10, creating new procedures intended to accelerate commercial rebuilding in the Palisades Commercial Village and Neighborhoods Specific Plan area.

The order established expedited administrative review for qualifying commercial projects, extended certain land-use entitlements and created a self-certification process for some interior tenant improvements.

City officials said the goal was to reduce delays for businesses attempting to reopen while preserving existing planning and development standards in the community.

Those measures reflected a broader concern about the economic recovery of Pacific Palisades.

The city acknowledged that many businesses were damaged or destroyed and that even properties that survived the flames lost much of the surrounding residential customer base that had supported them before the disaster.

Against that larger backdrop, the return of Palisades Village represents something that can be seen immediately: businesses reopening, people walking through the shopping center and residents once again gathering in a commercial district that had been disrupted by the fire.

Information reviewed by Street People indicates the reopening required substantial interior reconstruction because of smoke damage, even where exterior portions of buildings could remain standing.

Caruso said the renovation involved taking damaged interiors back to their structural framework before rebuilding them.

The reported $100 million investment reflects the scale of that work across the shopping center.

The reopening also brings back a majority of the businesses that were part of Palisades Village before the fire.

Approximately two-thirds of the original tenants have returned, while the remaining storefronts are being occupied by other businesses.

For returning residents, that mix creates a balance between familiarity and the reality that the commercial district itself has changed since January 2025.

The reopening does not mean Pacific Palisades has completed its recovery.

The City of Los Angeles continues processing large numbers of rebuilding applications for homes and commercial properties throughout the area. In its commercial recovery initiative, the city reported thousands of plan-check applications, approvals and permits as rebuilding activity accelerated across the Palisades.

Homes, businesses and infrastructure throughout the neighborhood remain in different stages of reconstruction.

That makes Saturday’s celebration both a reopening and a marker of how much work remains.

Palisades Village can once again receive customers and host community activity, but many residents are still rebuilding homes, dealing with insurance claims or waiting for construction projects to move forward.

For those who attended Saturday, however, the immediate focus was on a piece of community life returning.

The crowd that gathered for the reopening reflected the emotional importance residents have attached to seeing familiar parts of Pacific Palisades restored after months dominated by debris removal, construction and recovery.

The City of Los Angeles has framed the reopening as one visible sign of that larger recovery effort.

For Palisades Village, the 19-month closure ended Saturday.

For Pacific Palisades as a whole, rebuilding continues.
